About the Listing:
This is a solar powered, fully off-grid tiny home. It does not come with land. The purchaser must move it to another location that they own or rent.
Yes, it is more expensive than other tiny homes of similar length; that is entirely because the solar equipment added thousands of dollars to the construction cost. But if you need or want a self-reliant tiny home that doesn’t require any electrical (or other) connection, this is the tiny home for you.
– A custom build by Mint Tiny Homes, according to my design
– Built in 2017 and only moved once (from lower mainland to McBride BC)
– Specifically designed for northern BC winters and completely off-grid living
– 30’ length by 8.5’ width. Total floor space (including lofts) is 375 sf (225 not counting lofts).
– Both lofts extend 2 feet beyond the ground floor, for an overall length of 34’
– CSA certified as a recreational trailer – CSA Z240
– Steel trailer frame has 3 axles and four corner jacks for stabilizing and levelling the home
– Has been fully skirted since being placed in current location, protecting tires and underside from the elements.
– Exterior has been repainted regularly and got a fresh coat last year (2022).
– Stained natural tongue and groove pine wood interior
– Engineered click laminate flooring
– 4 inches of spray foam insulation all around providing R21
– Double pane windows
– Sheet metal roofing
– Never permanently occupied; only occupied a few weeks out of each year as a retreat/vacation home. Lightly used and carefully maintained.
– Has a small entryway/mudroom to prevent heat loss in winter and bug entry in summer
– Robust solar system with six cells on roof (for a total 960 watts of solar generation)
– New set of 8 solar batteries in 2021
– Xantrex AC inverter

– All solar equipment stored in an insulated outside compartment
– Internal LCD console for monitoring solar functions

– 3 electric ceramic wall heaters
– Jotul F602 wood stove. This is larger than what is used in most tiny homes. In -30C weather I found it was more than adequate to keep the home toasty. Even in the coldest weather it was not necessary to burn a fire all day or all night. The wood stove can also be used for heating water or cooking, and I have done this on many occasions.
– Large kitchen with lots of counter space and cabinet storage
– Eccotemp on-demand gas-powered water heater providing hot water to kitchen sink, bathroom sink and shower.
– Nature’s Head composting toilet. I have found it easy to maintain and virtually odourless.
– 36” by 36” shower
– Bathroom exhaust fan with built-in timer.
– Has electrical outlets and water hookups for a washing machine and venting for dryer. None are installed but the option is there with no further modification required.
– One sleeping loft, 9’ long with built in shelving and accessible by stairs
– Lots of storage space under the stairs including a full-height closet.
– One large storage loft, 11’ long and accessible by moveable ladder. Could easily be used as an additional sleeping loft.
– Large central area with ample room for table, chairs and a couch for lounging in the warmth of the wood stove.
– Includes manuals for all appliances and equipment
– Comes partly furnished and equipped, as there are a few of things I will no longer need, but you will, including:
– two 420lb propane tanks, one completely full and one partially used
– a large bag of peat moss for the composting toilet (3/4 peat moss remaining)
– an IKEA Norden gateleg table, a folding table well-suited to tiny living
– two folding wooden chairs
– various other useful items can be included (or excluded) if the buyer wants them (dishes, kitchenware, some Kallax shelving, two IKEA mattresses, padlocks etc) at no additional charge
The tiny home is available for viewing in McBride BC. The tiny home is currently on private property and must be moved to a new location by the purchaser.
