About the Listing:
House is built on a 24’+8’ tri axle Gooseneck mustang trailer. Ball receiver and king pin hitches are both provided.
Construction is 2×4 on 16” centre with Roxul insulation. Roof is 2×8. Vinyl Board and batten siding, with enough extra to complete skirting. Metal roof, vinyl windows and 2 skylights (all but 1 still need to be trimmed) Electrical is 50 amp. Also wired for 4 speakers. Plumbing is 1/2” pex and abs and is all located on the interior of the house to prevent freezing in the walls. There is a 1’x7’ closet under the living room over hang with sliding doors.

House has a single loft with a gooseneck living area, would also make a nice bedroom. Kitchen has beautiful Ikea cabinets with lots of useful storage in the drawers. Loft bed located in the kids room sleeps 1 with 1 on the floor, but could also be easily removed for a study area. Removable ladder provides access to the master bedroom. Galvanized 3’x2’ stock tank let’s you fill it up with lots of hot water from the on demand hot water heater and get a nice soak. I built a framed storage shed underneath the gooseneck area and can include that wood as well.
We’ve been living in it for 2.5 years with the last 6 months being 5 of us and a dog. It’s tight but with lots of outdoor space entirely doable.
House is self built and NOT certified as an RV. May affect parking in campgrounds though we do have insurance on the house with an exclusion on the wood stove as dwarf stoves hasn’t received certification yet. Didn’t use nearly as much wood as I expected this past winter so that can be included as well.
