About the Listing:
Newly built tiny house for sale. Originally I began building this tiny house for my father but due to Covid, cost overruns, and storage issues, it needs a new home. Built on a new 2020 10,000 lb Southland Trailer with a mix of new and used material. It has a built in Queen sized bed, with under bed storage. A propane hot water heater that services a sink and outdoor shower. Butcher block countertops. A 30 Amp main breaker with independent circuits for kitchen, living, outside areas.
Structure:
Built on a new 10,000 lb Southland, with a 2×8 subfloor on 16″ centers. Decked with 3/4 Fir T&G plywood. 2×4 Studs on 24″ centers with 1/2″ Fir Sheathing. Rafters are a mix of 2×6 and 2×8 on 24″ centers. With 2×4 for strapping for the metal roof. The subfloor is connected to the trailer with 42 3″ long R.S.S. screws, and two 3/8″ lag bolts. Weighs around 7,400 lbs
Building Envelope:
1/2 Rainscreen gap with metal and cedar siding. Metal roofing. Used windows, three openings and two non-opening.
Outward swinging solid cedar door is also used. Walls, floor and roof are insulated.
Mechanical systems:
A registered gas fitter installed a main gas line that services the water heater, kitchen, and living area. Only the water heater is installed. The other two ports have plugs in them. Plumbing is Plastic Pex with a garden hose fitting on the outside of the tiny house. All lines are insulated and shut off valves installed.
A red seal electrician installed a main 30amp breaker with 4 separate circuits, including an outdoor light and plug in.
Interior:
3/8″ Birch plywood on the walls with Hemlock trim. 1/4″ Pine Plywood on the ceiling, with 2×8 rafters protruding thru. Bottom window sills made from Red Cedar with Hemlock trim. The kitchen cupboards areused and could use a little TLC. New Rubberwood butcher block countertops with single sink. The flooring is engineered maple hardwood.
What is left, my plumber and I just got the water heater working (not shown in pictures). Still there is a little work left to get the tiny house done.
*The outside light needs wiring, haven’t done this because most fixtures would make the house too wide to transport.
*The interior plywood walls are sanded but not stained. They need painting or staining.
*Awning placed over the front door
* Install a heater for winter use.
